Shop Local. Work With Local Experts: Commercial Real Estate in Forest Grove & Cornelius

I remember when the building at 3150 Baseline in Cornelius was a four-wheel repair shop. Then it became a Sears. Then a generator business moved in. Today, it’s available for lease, and its next chapter is open.

That’s the kind of knowledge you only get from being part of a community for a long time, and it’s what I bring to every Forest Grove commercial real estate conversation.

Twenty Years on Main Street and Pacific Avenue

Our John L. Scott Market Center office has been part of this community for 20 years. We started on Main Street, in the space now occupied by State Farm, before moving to Pacific Avenue into the former Timmreck & McNicol Jewelers location.

Over the years, we’ve watched neighboring businesses move, change names, and close their doors. Through those changes, our office has stayed here, serving clients and building relationships.

Commercial Experience That Built This Division

Our new commercial services build on transactions we’ve already completed for business and property owners in our area. A few examples:

  • A healthcare building through three chapters. The building that is now Fyzical physical therapy was previously Custom Care Therapy, and before that, an urgent care facility. I helped transition that building from one owner to another, keeping it in service to the community.
  • An electrical contractor buying its own building. I helped a local electrical shop purchase its building in Forest Grove’s industrial area, moving from renting to owning the property where it operates.
  • A landscaping company finding equipment space. I helped a local landscaping business secure the space it needed to store and operate its equipment.

TruePoint Commercial logo

Through our new commercial division with TruePoint Commercial, we’re expanding how we serve business and property owners.

We can help you:

  • Sell a commercial property with marketing aimed at the right buyers and investors
  • Buy a commercial building, including the building your business already operates from
  • Lease a space for your first storefront, an expansion, or a relocation
  • Find a tenant for your building and position the space for the right type of business
  • Evaluate your options before deciding whether to sell, lease, or hold

Why Community Knowledge Matters in Commercial Real Estate

  • We know the history. We remember how buildings have been used, which corners stay busy, and how our commercial corridors have changed.
  • We understand how a space functions. Visibility, access, parking, and neighboring businesses all affect how a location performs.
  • We know the buyers, tenants, and owners. Many of the people looking for commercial space here are already part of this community.
  • We’re easy to reach. You can walk into our office on Pacific Avenue and talk face-to-face.

Before You Buy, Sell, Lease, or List: Questions Worth Asking

For business owners leasing or buying

  • Does the zoning allow my intended use?
  • What is the total monthly cost, including base rent and shared expenses such as taxes, insurance, and maintenance?
  • Will the space need improvements, and who pays for them?
  • Does the lease term match my business plan, with room to renew or grow?
  • Would owning my building make more sense than leasing long term?

For property owners selling or finding a tenant

  • Is now the right time to sell, or would leasing better support my goals?
  • Who is the most likely buyer or tenant for this property?
  • Is the building ready to show, or would updates help it sell or lease faster?
  • What lease structure or sale terms make sense for my situation?

A commercial purchase, sale, or lease is a significant commitment. Have your attorney, accountant, and lender review the terms before you sign.
